10m² Arctic Bar

Our standard Arctic Bars can comfortably seat around 12 adults, with bench seating for 9 and seats at the bar for a further 3. Naturally, you can accommodate more guests if some of these are children. There's ample space for hosting family and friends.

While many of our owners use their Arctic Bar as a garden pub or drinks space, they’re also popular for outdoor dining, garden parties, family gatherings, and creating a unique social space separate from the house. When you aren't hosting or entertaining, you can use your garden bar for relaxing or even enjoying hobbies. 

Since October 2008, outbuildings in England have fallen under “permitted development” rights. This planning classification allows you to build without submitting a planning application, provided particular conditions are met. 

Essentially, your property must not be a listed building or located on “designated land”. This which includes national parks, areas of outstanding natural beauty, conservation areas, and World Heritage Sites. If your property is outside these areas, you are generally eligible for permitted development rights.

In practical terms:
- Your cabin must be positioned at least 2m from any boundary, and must not occupy more than 50% of the total garden area. 
- It must not be built forward of the house’s principal elevation, meaning it cannot be located in front of the property. 

Our 10m and 14m Arctic Bars are both over 2.5m, but crucially lower than 4m total height, so must be positioned 2m away from a boundary, but once they are they comply with your PD rights where applicable.
